China's new home market continued to display divergent trends in May, according to the "100-City Price Index Report" released by the China Index Academy (CIA).

While high-quality improvement projects in core cities entering the market helped keep transaction activity at a certain level, the second-hand home market experienced a MoM drop in transactions, with price cutting remaining the dominant approach to boosting trading volume in the market.

Data showed that the average price of newly built residential homes across the 100 cities was RMB16,815 per square meter in May. Driven by the launch of high-quality improvement projects in some cities, prices edged up structurally by 0.3% MoM or increased by 2.56% YoY.

New home prices advanced by 0.9% MoM among first-tier cities, particularly in Shanghai, where the prices even climbed by 1.47% MoM, marking the highest increase among the 100 cities. In terms of second-tier cities, new home prices also inched up by 0.06% MoM, yet the prices in third- and fourth-tier cities dipped by 0.11% MoM.

Regarding the second-hand home market, a strategy of price cutting for higher trading volume continued to dominate with listings remaining at high levels. Data revealed that the average price of second-hand residential homes across the 100 cities in May was RMB13,794 per square meter, down 0.71% MoM or 7.24% YoY.

Meanwhile, transaction activity of second-hand homes in core cities remained relatively active, though their prices were still under short-term pressure. Among first-tier cities, second-hand home prices declined by 0.37% MoM, while in second-tier/ third- and fourth-tier cities, their prices eroded by 0.78%/ 0.76% MoM.
